October 18, 2024 Status
There has been a lot of activity these past few weeks. Below is the status and information on the upcoming Douglas County Commissioners Election. Remember, the next step is that Pomeroy will request a public hearing to their PD Amendment to rezone the Homestead property from residential to Spa/Resort. It has been postponed twice over the last 18 months by Pomeroy. The new date could be as early as Q4 of 2024, or it could be as late as Q2 of 2025.
Douglas County Commissioners Election
On Monday October 14th, a candidates’ forum was held at the Roxborough Park Community Center with Angela Thomas and Josh Smith in attendance, speaking to nearly 40 residents.
Angela Thomas (D) is running against incumbent George Teal (R) for District 2, which covers Rox Park. Josh Smith (D) is running against Kevin Van Winkle (R) for District 3 to take the spot of Lora Thomas (R) who is leaving the BOCC.
Douglas County Residents can vote for both District 2 and 3 Commissioners.
Voting options: An option you have is to consider electing 2 people to the commission who have expressed their support for listening to the residents of Roxborough Park and denying rezoning of the parcel: Angela Thomas to replace George Teal (District 2) and Josh Smith to take over Lora Thomas’ vacated seat. (District 3)
Do not lose sight of a few other key points:

Pomeroy’s engineering company Kimbley Horn stated at the Metro District BOCC Public Hearing that the Spa only uses 9 water taps. We wonder what their plans are for the other 9 water taps.
Pomeroy stated at the same hearing that Sundown Trail is too small for Nordic Spa traffic, as well as the development of the East side for residential (even 7 homes on the East Side “triggers” the widening of Sundown Trail).
The Board of County Commissioners (BOCC) did not follow the recommendation of their planning commission on the Metro District issue. However, they put a lot of credence on their Staff and the DC engineering review and recommendations vs the 7 Approval Criteria.
Work will need to be done now (ahead of time) at this specific criteria level to figure out how we can win using the 7 criteria dictated to us. We cannot expect to win based on testimony the day of the BOCC Public Hearing. (The 7 Approval Criteria taken directly from the DC zoning ordinance are attached.)
